Tenant Fees

As well as paying the rent, you may also be required to make the following permitted payments.

Holding deposits

Deposits

Payments to change a tenancy agreement eg. change of sharer

Payments associated with early termination of a tenancy

Where required, utilities (electricity, gas or other fuel, water, sewerage), communication services (telephone, internet, cable/satellite television), TV licence

Council tax

Interest payments for the late payment of rent

Reasonable costs for replacement of lost keys or other security devices

Contractual damages in the event of the tenant’s default of a tenancy agreement; and

Any other permitted payments under the Tenant Fees Act 2019 and regulations applicable at the relevant time.

Landlord Services

Tenant Find Only Service

Inclusive of marketing, finding tenant, tenancy documentation, referencing, deposit registration (if required), Inventory/Schedule of condition update and meter readings taken (where possible) and utility companies notified. Collection and Remit of first monthly rental payment.

Managed Service

Inclusive of marketing, finding tenant, tenancy documentation, referencing, Inventory/Schedule of condition update and meter readings taken (where possible) and utility companies notified, Check in.

Collection and remit of monthly rental, Pursue non- payment of rent and provide advice on rent arrear action, Undertake quarterly property visits and notify landlord of outcome, Arrange routine repairs and instruct approved contractors, hold keys throughout the tenancy term.
